Concept

The given lot offers a buildable area of roughly 37m x 45m, of which the long side is facing towards the street. The height limitation originally was 30m, but changed to 40m during the design phase.

The entrance to the lobby for the hotel is located on the 2nd floor in order to use the ground floor for commercial purposes and allow an easy access from the street level.

Taking into consideration the extreme demand of square meters as the highest requirement (floor area multiplied with floors) a concept in which all the guest rooms are facing towards the outside was developed. The guestrooms in the upper floors form a ring, enclosing the empty middle of the building. In this center is a core, a central tower, which houses all the public facilities, as there are spa, gym, bars, meeting areas, entertainment facilities etc. This core will not fill the whole middle but leaves space for an atrium, which will bring light even down into the lobby level.

One main feature of this core is the penetration of functions through the hotel room ring towards the outside. These functions or spaces will be then visible from the outside, because they are sticking out.
