Because the project was new construction on a brownfield site, there were a number of building and material reuse credits that were not available to the project.

Easily accessible recycling facilities were incorporated into the unit and building design of Synergy. Waste diversion was also carefully monitored during construction. Design consideration was also given to building materials and finishes that were regionally manufactured or contained recycled content.

Building durability was considered from an early stage of design. LEED Canada MRCredit 8 for building durability was achieved based on Canadian Standard
for building durability.

Over 96% of the construction debris was diverted from the landfill. Even workers' lunches were composted where possible.
An average of 17% of the construction materials were containing recycled content.
An average of 24% of the construction materials came from regional sources.
A building durability plan was prepared in accordance with the CSAS478-95 Standard Guideline for Durability in Buildings.
